If your project is in a conservation area we can provide the necessary application documents for this type of submission.
Permitted Development Drawings
Where possible, we prepare drawings which are within the criteria for Permitted Development Rights. We submit these to the council for a Certificate of Lawfulness. Having the right paperwork can help with conveyancing purposes.
Listed Building Consent
If your property is a listed building, you will need consent to do alterations and extensions. We have experience working with listed buildings and can guide you through the process.
Planning Objection or Appeal
If you require a planning report to either object to a proposal or appeal against a refusal determination we can produce the necessary report citing local and national planning policy.

Initial Contact

Once we receive an email or phone call with your description of works, contact details and the project address, we then carry out a desktop study including planning context.


We send you our fixed prices for projects depending on category (such as a two-storey rear extension). This quote includes other helpful information regarding the process and also our terms of service. Larger & more complex projects may require an on-site consultation.

Measured Survey

We carry out a measured survey at the project address. At this time we take a moment to discuss your brief in more detail and discuss options. We then produce planning drawings within 10 – 15 working days in line with your design brief.


Once the first draft of drawings are completed, we return to your property to have a design meeting and discuss the drawings. We then make the necessary revisions (if any).


With the completed design, we submit an application to the council whether it the project requires a Certificate of Lawfulness, a full planning permission or other route. We then liaise with the council during the decision process if they have any queries or extra requirements.

Technical Design

Once approval is granted, we carry out the technical drawings, complete with full building regulation compliant specification. This takes around 10 – 15 working days. We are happy to work with you or your builder if you have any special requirements.

Structural Calculations

If structural calculations are required we can quote for these. This is required if the design has any large openings or load-bearing walls removed. They are required for loft conversions.

Building Inspector

We instruct an independent building inspector on your behalf. Please note that the fee directly payable to respective inspector.

You are now ready to appoint your builder and begin the construction phase.
